Krista M. Kochosky

Krista M. Kochosky is an Equity Partner with The Lynch Law Group and serves the Firm as Chair of the Real Estate Law Practice Group and Chair of the Litigation Practice Group. In addition, she is a member of the Alternative Dispute Resolution Group. An exceptionally knowledgeable and skilled attorney with 25 years of experience, Krista’s practice is devoted to assisting individuals and businesses with matters related to real estate law, including both transactional and litigation matters.

Krista assists real estate investors with business formation as well as acquisition and sale/leasing of residential and commercial property. She represents developers/builders and individual property owners with zoning and land use matters before municipal boards and in civil court inclusive of boundary disputes and quiet title actions. She represents commercial landlords with leasing and property management of retail space as well as residential lessors of long and short term rental properties.

In addition to her assistance with transactions, Krista has extensive litigation experience representing clients in civil suits in state and federal courts in actions for breach of sales and construction contracts, quiet title/specific performance, and violation of consumer protection laws. She lectures frequently for the Pennsylvania Bar Institute and national programs. Her most recent presentations include “Quiet Title Actions: Primer in PA,” “Drafting and Modifying Agreements of Sale,” “The Role of Insurance and Indemnity in Business Litigation,” “Drafting & Modifying Residential Agreements of Sale” and “Airbnb, VRBO and Short-Term Rental Leases.”

Krista is admitted to practice before the Supreme Court of Pennsylvania, United States Court of Appeals for the Third Circuit, United States District Court for the Western, Middle and Eastern Districts of Pennsylvania, as well as the Supreme Court of West Virginia. She has been recognized multiple times as one of the Best Lawyers in America by Super Lawyers. She graduated magna cum laude from Kent State University in 1993 with a B.A. in English, and received her J.D. from Duquesne University School of Law in 1997, where she represented Duquesne in Trial Advocacy.

Relative to her real estate transactional work, Krista frequently assists clients with the following:

  • Formation of property investment groups and acquisition of membership interests in real estate holding companies.
  • Development of residential complexes, planned communities, retail centers, and private schools from real estate purchase through subdivision and land use approvals.
  • Negotiation and formation of commercial contracts with utility entities and transportation authorities.
  • Drafting and enforcement of Declarations and By-laws for planned communities.
  • Landlord and tenant leasing involving retail centers, office buildings, industrial complexes, and all types of residential properties.
  • Negotiation of oil and gas leases and reservations/conveyances of subsurface title and leasing rights for landowners and purchase/sale of gas well ownership interests of well operators.
  • LERTA applications and other tax relief for new construction.

As to her real estate litigation work, Krista assists clients with the following:

  • Land use appeals (use and dimensional variances)
  • Boundary disputes
  • Breach of Contract and Quiet Title actions
  • Errors and omissions of real estate brokers and agents
  • Seller Disclosure and Unfair Trade Practices and Consumer Protection Law civil actions
  • Private enforcement of SALDO ordinances
  • Tax assessment appeals and condemnation
Krista was born and raised in Pittsburgh, graduated from Duquesne University School of Law, and lives in the Cranberry Township area with her husband.
